    We also try to screen guests who may be there to hold parties. If we are confident that this is the case, we may refuse access to the property. To ensure guest compliance with our house rules, all lead guests are required to sign our Ts & Cs and provide ID prior to being granted access.

    We set strict house rules for our guests to ensure your properties are respected. We set a minimum age requirement of 23 years for the lead guest. We ask guests to minimise noise between 11 pm and 9 am and keep a deposit in case house rules are not followed or damage is caused.

Our Process

WE REPRESENT

We take care of advertising and promoting your property. This includes photography of the property and creating detailed descriptions designed to attract as many visitors as possible.

HIGH VISIBILITY

Your property is advertised on our high-traffic website as well as popular booking sites such as Airbnb and Booking.com. We also work closely with major corporate agencies such as SilverDoor, Oakwood, The Apartment Service, Situ, etc. You also get bookings through peymans.com, for which we don’t charge any extra commissions. So you benefit from direct bookings like you would if you had your own site, but with the advantage of a much greater exposure that you gain by being listed on peymans.com.

Fully Hands Off Property Management

FULLY MANAGED BOOKINGS

We manage the entire booking and letting process. This begins with receiving the online booking, through meeting the new tenant at the property upon their arrival, to ensuring the property is prepared for the next tenant after their departure. We can take care of the cleaning and linen, either by working with a local cleaning company, or by setting up our own if you have sufficient units in the same area.

WE HANDLE THE FINANCES

Peymans take care of booking fees, customer deposits and any damage charges. We charge landlords a fixed commision based on each booking. At the end of each month we produce a detailed breakdown of the income per night and send this to the landlord together with the payment for the month by the 10th of the following month.

Fully Managed Payment Collection

COLLECT PASSIVE INCOME

Profit generated post-booking fees and commission are passed directly onto the landlord, without needing to lift a finger! We will co-ordinate any maintenance issues directly with your designated maintenance contractors if you already make use of someone’s services, or look for good value for money solutions if you don’t. We can take care of paying utilities on your behalf too, and deduct these directly from your income.

We might be able to offer better rates for 5+ units. The above figures exclude VAT, which is applicable at 20% of the management commission. The commission is applicable on turnover (ie what the guest pays). There is a 2.5% processing surcharge for any payments made by card on top of the above packages. These figures exclude 3rd party agency commissions if applicable. Cleaning, laundry, and all other costs, are also excluded. Assistance can be offered to source and set-up properties if required for an extra fee.

Frequently Asked Questions

Does Peymans impose a minimum night requirement?

No. Instead, we vary the pricing depending on length of stay. That is to say, if a guest books for one night, we increase the nightly rate by the amount of the changeover costs (cleaning, linen, check-in). If they book for multiple nights, these costs are spread out across the length of their stay. This ensures that regardless of length of stay, the profit per night to you is the same. Moreover, it discourages 1-night bookings that block the calendar ahead of time, while keeping on the good side of the ranking algorithms on the various sites where we list our properties.
