We can maximise returns on your serviced apartments by carefully managing the pricing and length of stay restrictions based on supply and demand in the area. We thus advertise the optimal price and achieve higher occupancy rates, maximising the profit generated by your properties.
On our commission based management packages, landlords can benefit financially from letting their property as serviced accommodation as compared to long-term lets and are not left with the need to evict tenants, which can be a long and arduous process.
We only charge landlords as a percentage of turnover. This means that by letting through us, you are not incurring any additional fixed costs, and we are incentivised to get the juiciest bookings we can. We actively manage pricing and length of stay restrictions.

We also try to screen guests who may be there to hold parties. If we are confident that this is the case, we may refuse access to the property. To ensure guest compliance with our house rules, all lead guests are required to sign our Ts & Cs and provide ID prior to being granted access.
We set strict house rules for our guests to ensure your properties are respected. We set a minimum age requirement of 23 years for the lead guest. We ask guests to minimise noise between 11 pm and 9 am and keep a deposit in case house rules are not followed or damage is caused.

Profit generated post-booking fees and commission are passed directly onto the landlord, without needing to lift a finger! We will co-ordinate any maintenance issues directly with your designated maintenance contractors if you already make use of someone’s services, or look for good value for money solutions if you don’t. We can take care of paying utilities on your behalf too, and deduct these directly from your income.

The above figures exclude VAT, which is applicable at 20% of the management commission. The commission is applicable on turnover (ie what the guest pays). Direct bookings carry an extra charge of 10% plus VAT. There is a 2.5% processing surcharge for any payments made by card on top of the above packages. These figures exclude 3rd party agency commissions if applicable. Cleaning, laundry, and all other costs, are also excluded. Assistance can be offered to source and set-up properties if required for an extra fee.
